Auckland Council has unveiled draft rule changes to restrict consents for new homes in flood-prone areas.

The draft included more restrictive consenting requirements to limit new developments in areas with a high risk of flooding.

It also doubles down on density near town centres, train stations, and busways.

That would allow six-storey homes along key bus routes and 15-storey buildings near train stations.

The council's director of policy Megan Tyler said it was clear that not all land was suitable for new homes and stronger rules were needed.

She said the council was focused on increasing capacity along the transport network.

Councillors would consider the changes to Auckland's Unitary Plan during their Policy and Planning Committee meeting on Thursday.
